Where to Open a Company in Brisbane?

Brisbane CBD

The Brisbane Central Business District is one the major business hubs in Australia and an area of densely packed skyscrapers with many tall office buildings used by organisations, businesses and government entities with a legal precinct. In early 2021, Brisbane CBD office vacancy rate increased slightly from 12.9% in July 2020 to 13.6% in January 2021. Average rent per square meter of a Brisbane CBD premium office space can reach and exceed $670.

West End

West End is an area where the majority of commercial spaces are occupied by the many cafes and restaurants as well ethnic and organic grocery stores, but it is not uncommon to find office spaces here either. West End’s industrial area can be found in particular along Montague Road down to Riverside Drive.

Fortitude Valley

The still very central Fortitude Valley area lies immediately northeast of the Brisbane central business district and is a home to many home goods retailers, boutique shops and luxury car dealerships. The valley has great access to public transport, but you must consider the limitation of parking – both on & off road.

Bowen Hills

Bowen Hills has a growing number of retail outlets trading from and primarily catering to residents & workers in the developing urban renewal area. A few major organisations maintain their head offices in Bowen Hills, including the national Virgin Australian Holdings and two of Brisbane’s newspapers – The Courier Mail and The Sunday Mail.

Newstead

Located only 3.3 kilometres north-east of the Brisbane central business district, the northern and western parts of the suburb around Breakfast Creek Road make up its commercial core with the rest of the suburb mainly residential but with many smaller businesses such as marketing and design agencies peppered throughout the area. Gasworks is another commercial, residential and retail development in Newstead. Gasworks is set to include at least 17,000 square meters of retail and 103,500 square meters of commercial space.

Teneriffe

Teneriffe borders Fortitude Valley to the north-west and Newstead to the North, offering a still viably central location. Teneriffe’s Woolstore Precinct is a part of the Brisbane City Council’s urban renewal project. The Woolstore Precinct is a riverfront area of upmarket apartments, but it also includes retail and other business premises as well. Mixed use (residential/commercial) properties in the Woolstore Precinct include the original Queensland Primary Producer No. 4 Woolstore, State Canning Works factory, Teneriffe Wharves, Winchombe Carson Woolstore, Australia Mercantile Land & Finance Co. Eagle Farm

Eagle Farm is Brisbane’s eastern industrial suburb, located 8.5 kilometres north-east of the Brisbane central business district and a part of the industrial development zone called Australia TradeCoast. TradeCoast Central is an integrated, master planned corporate office park and an industrial community on the former Eagle Farm Brisbane Airport adjacent to the Gateway Motorway.

Geebung

Geebung is one of the northern Brisbane suburbs and a host to a wide range of commercial business-to-business companies operating out of its industrial parks.
