Four suburbs north of Brisbane where house prices are tipped to surge in 2022

Mega developments, top schools, public transport, a new NRL team and bayside breezes have helped these once sleepy northside suburbs become property hot spots.

Canstar’s inaugural Rising Stars Property Report highlights which suburbs are expected to boom in 2022.

The Rising Stars report by comparison group Canstar and research company Hotspotting measured locations around the country on five metrics to determine coming growth in home values.

These forward-looking indicators included rising sales volumes, a long pipeline of new infrastructure projects in the area, low vacancies and recent growth in rents and prices.

Four north Brisbane suburbs: Caboolture, Kippa-Ring, Mitchelton and Sandgate, made the top 10 list of greater Brisbane’s best prospects. 

Kippa-Ring

Kippa-Ring, situated on the Redcliffe peninsula are forming part of the Moreton Bay Regional Council area, is home to almost 10,000 people.

The suburb features a state primary school, catholic primary school and multiple child care centres.

There is a major shopping centre and ample access to public transport with the Redcliffe Peninsula train line.

Low vacancy rates, rising rents and increased sales activity have lead to a big price uplift in the latest quarter. The median price is still $475,000. 

Kippa-Ring is also home to Redcliffe Dolphins Stadium – the base of the newest NRL team The Dolphins.

Caboolture

More than 60,000 people call Caboolture home already but that number is set to explode with the Caboolture West satellite city.

The monster $9.5 billion greenfield development is set to become home to almost 70,000 new residents within the next 40 years.

Caboolture features public transport, a hospital, plenty of quality schooling options and shopping centres.

The median house price in Caboolture is $385,000 and sales levels have tripled in the past 12 months with prices rising fast.

Caboolture also has one of the lowest rental vacancy rates in Greater Brisbane with rent rising strongly. 

“First home buyers and investors have found it particularly attractive,” he said. 

Sandgate

First home buyers will need some decent savings behind them to purchase in this bayside suburb with the median price sitting at $865,000.

The suburb, between Brisbane and Redcliffe, consistently attracts big demand from both tenants and buyers, with rents and prices starting to take off.

Rental vacancy rates are hovering at 0.8 per cent.

Mr Reibelt said the shift of popularity and price increase in Sandgate had been dramatic in the past 20 years.

“The railway stations at both Sandgate and Shorncliffe allowed the area to be a target for those needing easy access in the city, in particular prior to the Kippa-Ring stations completion,” he said.

“The character homes in the area are also a major attraction and combined with the delightful water front walkways and recreational facilities it sure is a location of choice for many.

Mitchelton

Mitchelton, situated in the northwest pocket of Brisbane, near Enoggera and Everton Park, is home to almost 9000 people.

There has been a big surge in this suburb in 2021 and the experts predict this will continue into 2022.

Mitchelton ticks a lot of boxes with plenty of amenities, infrastructure and great schools. 

Rents are rising due to a vacancy rate of 0.6 per cent.

The average price of a home is $745,000 but prices are rising on the back of increased sales activity.
